The first design pack brings the project from inception through the design process to the level required by the local authorities and the planning application process.

The existing house will be surveyed by our team, and transferred into digital format. Our architects then get to work on the design, based on the clients brief, which has been established in the previous meetings and site visits. The architect will then present the client with a number of options based on the site-specific conditions and the clients’ instructions.

Once the general direction of the design has been selected the architects get to work again on the design producing a full set of plans elevations and sections, of the proposed scheme. An elemental budget costing is produced on the selected design. When the client is happy to proceed, the design is prepared for planning permission. All the documents are prepared and the application is made to the local authority.

This pack is also used for house extensions that do not require planning permission (exempt development), the design is brought to the same level of detail as that of a planning application, an exemption certificate application shall be lodged to the local authority if required.

Some examples of situations where design pack A may be suitable :


If you require retention permission for works carried out that are not considered exempt development.
If you are confident in construction, and would like to proceed with the remainder of the job yourself, example, a surveyor.
If you want to add value to your house but do not want to build the permission yourself, example selling a property with planning permission.
If the job is small or of simple construction, example a garage or a porch.
